When you sell a property in Japan, miscellaneous costs arise such as commissions and taxes.
Your net profit is the amount deducting miscellaneous fees and taxes from the sales price.
It is advisable to check miscellaneous costs and fees as well as taxes in advance by inquiring at a real estate agent and a local tax office.
Here is the list of necessary costs and taxes to sell a property in Japan.

  • Agent commission The fee you must pay for the real estate agent who intermediated the sales of your property. Generally, it is 3% of the sales price + 60,000 yen.
  • Surveyor's commission The fee you must pay for the surveyor who confirmed the space of the property for documentation required to sell a property.
  • Disposition of mortgage fee It is required if your mortgage isn't paid off. It is approximately 15,000 yen per mortgage.
  • Taxes Documentary stamp tax required for the contract.
