2. Arrange on-site previews including transportation
3. Provide consultation on purchasing a property
4. Provide information of tax and other expenses when in purchasing or retaining a property
5. Negotiate on prices and/or terms of contract
6. Introduce bank loans, due diligence services, and property inspectors
7. Necessary documentation (Prepare and explain contract and documents including title search.

Free property assessment&consultation

When a selling or purchasing deal is closed through our brokerage service, we charge the legal commission rate of 3.15% of a purchased value plus JPY63,000 as a brokerage fee.

Other services
For purchasers
Calculate present values of property by DCF and other methods to clarify the earning possibility of investment.
Arrange a non-recourse finance with financial institutes for investors purchasing investments property of JPY100M value or above.
Necessary language assistance in procedures and documentation. (Full translation of a purchasing contract will be a pay-service. Preparing an overview and full translation of ‘Special Clause’ of a contract will be free)
For owners
Provide or introduce professional renting management services for purchasers who needs to find such service locally. In addition to general service, introduction of interior finish work is also available.
